Summary: Spartan Stores was in the process of acquiring Food Town and needed an analysis of the building envelope assets and a long-range program to remediate them. They wanted this information prior to the final purchase. StructureTec performed an infrared StructureScan survey on the roofs to determine how much wet insulation was present and how much previous degradation had occurred. StructureTec then performed visual evaluations on the roofs and on the building envelopes. Conditions and recommendations for each roof area and building elevation were compiled. A long-range program was developed for roof replacement and maintenance as well as building envelope remediation.

Summary: Visteon Corporation was experiencing severe problems on their Sterling Heights manufacturing facility despite having engaged in major capital projects for several years. These projects had not achieved the expected results in preventing roof leaks. Visteon wanted a more accurate picture of what was occurring on their roofs. StructureTec was contracted to perform an infrared StructureScan survey and a roof evaluation. StructureTec's scientific approach was successful in delineating on the cause and effect of the leakage conditions. An objective Roofing Condition Index rating was established for each area. Areas of wet insulation were painted on the roof surface and were also denoted on a detailed roof plan. StructureTec used the evaluation and StructureScan information to develop a prioritized, long-range budget program for roof replacement and maintenance.

Summary: Considerable roof leaks caused Whirlpool Corporation to begin budgeting for roof replacement. They decided, however, to first determine how much remaining life was left on their existing roofs. StructureTec conducted a visual evaluation and a StructureScan survey, to determine existing conditions of wet insulation. The StructureScan revealed that some areas of wet insulation were very localized and that by removing and repairing the areas of wet insulation, the life of the roof could be greatly extended. Other roof areas revealed large areas of wet insulation and were implemented into a roof replacement program.
