Project: Multi-sloped Roof Replacement

Summary: Battle Creek Public Schools had made numerous repair attempts but had been unsuccessful at stopping the leakage conditions. StructureTec evaluated and determined that complete removal and replacement was necessary. StructureTec designed multiple systems with detailed flashings and expansion joints for the different slopes. A BUR system was designed for the low-slope areas while a shingled roof system was designed for the steep-slope areas. Due to low flashing heights at the parapet walls, the existing copings were removed and reinstalled to allow for proper flashing terminations.

Project: Roof & Partial Deck Replacement - Steep-sloped Roof

Summary: Battle Creek Public Schools needed to have their roof replaced and also required a roof system aesthetically pleasing because it could be viewed from the road. StructureTec determined, after a structural analysis, that a partial deck replacement would also be necessary. StructureTec designed for wood deck replacement and a granular suface, modified bituminous roof system that would conform to the steep slope environment.

Battle Creek Public Schools - W. K. Kellogg Jr. High School

Project: Roof & Deck Replacement - Roof Over Pool Area

Summary: Battle Creek Public Schools was experiencing extensive leaking and visible rusting on the deck of the roof over the pool area. StructureTec performed a structural evaluation and determined that the entire deck would require replacement but that the structural steel supports were still in good condition. StructureTec designed the restoration of the steel supports and the complete replacement of the deck. An anticorrosive paint system was also designed to protect the deck from the high relative humidity of the pool area. StructureTec also designed for a BUR system with new drains and tapered insulation.

Kalamazoo Public Schools - Arcadia Elementary School

Project: BUR Roof Replacement - Elementary School

Summary: Kalamazoo Public Schools was experiencing significant ponding water condition on their Arcadia Elementary School roof. StructureTec evaluated the building and discovered that there were also extreme areas of bare exposed felt and splits along the metal edge. StructureTec designed a complete tear-off and replacement of the BUR roof. A tapered insulation system with crickets and saddles was designed in conjunction with new drains to aid in water removal. A new, free-floating fascia system was designed to prevent splits and fractures at edge details.

Summary: Kalamazoo Public Schools had just completed a general review of their facilities for an upcoming bond issue process, but wanted to determine specific requirements for their roofing assets. StructureTec performed an evaluation and StructureScan survey on all of their facilities. By developing a Roof Condition Index rating for each roof area, StructureTec was able to prioritize all of the roofing assets for replacement, restoration, and repair with appropriate budgets and timelines to be included in the bond issue process.

Kellogg Community College

Project: Roof Replacements - Learning Resource Center & Davidson Building

Summary: Kellogg Community College had been experiencing leakage in their Learning Resource Center and the Davidson Building. Both buildings still had the original roofs, which had reached their full life expectancy. Kellogg Community College had recently received a grant to upgrade their facilities and needed to allocate some of the funds for the roof replacements. StructureTec evaluated the facilities and began designing the roof replacements. As a part of this process, StructureTec designed new flashings around window panels at the high-bay/low-bay transitions and at a specialty skylight unit. Because the perimeter walls were of inadequate height for a tapered insulation system, StructureTec designed a zoned insulation system with additional drains to prevent ponding water.

Summary: Oakwood Hospital & Medical Center was experiencing ongoing problems and concerns throughout the facility complex. After attending a StructureTec seminar, the team contracted StructureTec to perform an evaluation and a StructureScan infrared survey of the hospital complex roofs. StructureTec used this information gathered to create a prioritized, long-range program for maintenance and capital projects with estimated budgets for each aspect of the program.

Portage Public Schools

Project: Single-Ply Roof Replacement - Central Middle School & West Middle School

Summary: Portage Public Schools was in the process of renovating several of their buildings and had contracted an architect to oversee the process. StructureTec was contracted as a consultant to the architect for the roof replacements at two middle schools. StructureTec designed an aesthetically pleasing, white, reflective CSPE hypalon system for the steel slope areas which were visible from the road. A reinforced, EPDM membrane was designed for the low slope areas. Special detailing was provided for the fascia systems, base flashings, counterflashings, parapets, and copings.

Saline Area Schools

Summary: Saline Area Schools was renovating their high school as a part of their bond issue process, which was being handled by a construction manager, Granger Construction. StructureTec was contracted to develop the roofing portion of the project which would be combined with TMP Associates' (the architect) construction documents. Because of budget limitations, a single-ply, fully-adhered EPDM system was specified which would provide an 18-20 year life expectancy and fit within the budget. StructureTec also designed nine additional drains on the roof with tapered and zoned insulation to promote proper drainage.

Summary: Woodhaven-Brownstown School District needed to be able to plan ahead and prioritize their roofing budgets for their bond issue process. StructureTec performed an evaluation and a StructureScan survey of all of their district buildings. A short-wave infrared camera was used to be able to scan all of the ballasted EPDM roof systems. An inventory of all of their assets was assembled with an objective Roof Condition Index rating for each area. StructureTec also took into consideration Woodhaven's planned uses for the buildings in future years. This information was used to assemble a prioritized, long-range program with budgets for use in their bond issue process.
