Summary: Armstrong International was experiencing leakage conditions at one of their manufacturing facilities in Three Rivers. This building had undergone significant changes and expansions over the years which had caused diversity in roofing systems in terms of decking, slopes, and applications and also in transitions including parapet walls and expansion joints. StructureTec designed various types of roof systems for the different roof areas requiring replacement. For steep slope applications, modified bituminous roof systems were designed. BUR systems were designed for the low-slope areas, which would receive high foot traffic.

Summary: Extreme leakage conditions were occurring over a critical manufacturing process in the building. Both the evaluation and the StructureScan Survey indicated that the roof was in need of complete removal and replacement. Due to the extensive wet insulation, a structural analysis was performed on the deck. This indicated that a partial deck replacement would be required in addition to the roof replacement. Extensive roof penetrations and heavy foot traffic necessitated a durable roof system. A BUR system with a modified bituminous cap sheet and protective gravel surfacing was designed. HVAC mechanical replacement was also part of the project and special detailing was incorporated for all of the necessary flashing and integration with the new system.

Summary: Leakage conditions had been occurring throughout the facility, disrupting the manufacturing process. StructureTec designed a removal of the existing, deteriorated EPDM roof membrane and a replacement with a BUR system. Internal temporary protection was established to prevent dirt and debris from entering the manufacturing process. Additional drains, tapered insulation, and architectural metal cladding for the adjacent walls were also designed for the system.

Summary: Delphi Automotive had no concerted, long-range roof program established for their 800,000 sq. ft. facility. StructureTec conducted an extensive evaluation as well as an infrared survey of their entire complex. StructureTec was able to meet their strict deadline and provide Delphi with an objective Roof Condition Index rating for each of their roof areas. The StructureScan infrared survey allowed Delphi to be able to pinpoint needed repairs throughout the building. This comprehensive analysis became the basis for a five-year, long-range program for roofing projects.

Summary: Johnson Corporation needed to have a complete roof replacement. The project coincided with internal renovations and had to be coordinated with multiple trades. The facility had low-sloped roofing areas as well as rows of saw-tooth monitors. A white, reinforced hypalon membrane was designed for the saw-tooth monitors with new architectural metal cladding system for the side walls. A BUR system was designed for the low-slope areas with tapered insulation in the form of saddles and crickets to direct the flow of water and to prevent standing water. New HVAC equipment was also coordinated with the roof replacement project.

Summary: Kellogg Company needed to have roofing work performed. StructureTec evaluated the roof and determined that repairs would be inadequate and a complete replacement was necessary. This building was connected to an adjacent building and extensive leakage was occurring along this transition. In addition to designing a BUR system, StructureTec redesigned the base flashing/expansion joint detail along the wall to accommodate movement and provide watertight integrity. New tapered insulation was also a part of the project to provide positive water flow towards the roof drains.

Summary: The original roof had experienced extreme degradation due to the corrosive environment during the plating manufacturing process. Because Lear did not want to shut down this process, a total removal of the existing metal roof assembly was not feasible. A structural survey revealed that, with addition supports, a new metal roof with a protective finish could be superimposed over the existing roof. StructureTec teamed up with a contractor and used a Design-Build format to fast-track the installation and meet Lear's timetable.

Because the roofs were over sterile environments, the roof replacement project needed to be completed during the scheduled two-week shutdown. StructureTec designed the roof and wrote into the specifications the time stipulations which would require the contractor to perform tear-off at night and replacement during the day. Because of multiple deck types, different roof assemblies were designed. Extensive field quality assurance was performed during both day and night shifts to ensure overall project quality.

Summary: Menasha Corporation needed to replace their Secondary Fiber Building and did not want to move to a new facility, which would cause a significant loss of revenue due to temporary loss of manufacturing capability. After selecting a Construction Manager, Menasha consulted StructureTec for assistance in designing the solution - a new facility constructed over and around the existing facility. The plan included constructing three of the walls and the roof around the existing facility and then demolishing and removing the original building before completing the new facility. Because of the extremely high relative humidity generated by the manufacturing process, StructureTec designed a stainless steel roof deck with gypsum deck board, two-ply vapor retardant, flexible neoprene flashings, two layers of insulation, and an asphalt BUR membrane that was overlaid with a smooth surface, modified bitumen cap sheet and protective gravel surfacing. This durable system will accommodate the high foot traffic.

StructureTec designed a BUR roof replacement for the low slope roof and repairs with wet insulation replacement on the barrel roof. For the wall, which was exhibiting significant distress, StructureTec designed tuckpointing for structural integrity overlaid with a new cladding system for watertight integrity.

Summary: With a void manufacturer's warranty, Minute Maid had decided to replace the seven-year-old sloped, ballasted EPDM roof on their freezer storage facility. During the forensic evaluation, StructureTec uncovered that the downward migration of the roof system was caused by an inadequate design for the edge termination, which was unable to support the weight load of the sloped system. Because the membrane was in relatively good condition, StructureTec designed a reconstruction of the system with the existing membrane and insulation. The perimeter edge detail was redesigned to provide the required structural support for the roof system. After reconstruction, the manufacturer reinstated the warranty.

StructureTec designed roof replacements for one of the buildings while the other building was carefully marked for areas of wet insulation which would require repairs. StructureTec carefully specified all time requirements and after the bidding process, helped select a capable contractor. Daily Field Quality Assurance was performed to ensure that the project was completed on time and with the highest quality.

Summary: Tenneco Automotive was experiencing leakage at their Grass Lake location, a research and development facility. Their EPDM roof was still under its twenty year warranty. Every time it rained, the roof would leak and the contractor would come and repair it. This situation, however, was costing Tenneco Automotive in manpower, ceiling tiles, carpeting, etc. StructureTec was contracted and determined that a Strategic Maintenance Audit was the best course to take, verifying warranty items and issues. StructureTec also provided necessary documentation to correct the problems.
