Project: Exterior Masonry Wall Restoration - 150,000 sq. ft. of masonry

Summary: Christian Family Foundation had been experiencing leakage through their exterior masonry walls since the completion of the original construction, more than ten years earlier. Unable to determine the cause of the leakage, Christian Family Foundation contracted StructureTec to perform an evaluation. StructureTec discovered two major problems, none of the existing through-wall counterflashing provided watertight integrity and the masonry was extremely porous and absorbed moisture. StructureTec designed the solution and provided Field Quality Assurance. A new through-wall flashing system was installed and all exterior masonry was cleaned and a new clear water repellant sealer was applied.

Summary: Built in 1970, Harrison High School has been a significant icon for both the City of Farmington and the Farmington Public School System. Unfortunately, the building exterior experienced multiple masonry deficiencies, as well as water intrusion. StructureTec was called to evaluate the condition of the building envelope, create realistic budgets for construction, write construction documents, coordinate project bidding, and provide field quality assurance during construction.

Project: Exterior Building and Below Grade Restoration
Location: Lansing, Michigan

Summary: Lansing Community College was experiencing significant leakage conditions in their Arts and Sciences Building. StructureTec evaluated and was able to determine that the leakage was occurring because of multiple problems in the roof, the above-grade exterior walls, and the below-grade exterior walls. StructureTec designed both the roof replacement and the wall restoration projects. For the wall restoration project, all distressed concrete was removed, corroded reinforcing steel was restored or replaced, and new, matching concrete was installed. Distressed areas of masonry were replaced and deficient mortar joints were tuckpointed. Below grade, surfaces were cleaned and then new sealant, waterproof membrane, and protection board were installed.

Project: Exterior Wall Restoration - Multilevel Masonry Structure

Summary: Niles Community Schools was experiencing profuse leakage at their Eastside Elementary School. StructureTec evaluated and discovered that the masonry brick surface was eroding and foundation walls were deteriorating. Several repairs to correct these conditions had been unsuccessful. StructureTec designed multiple solutions to correct all the problems. Mortar joints were saw-cut to remove sealant and then tuckpointed with new mortar. Areas of unsound concrete were removed and replaced. A new elastomeric coating system was then applied to the concrete. Eroded masonry brick units were removed and replaced.

Project: Exterior Wall & Window Restoration - 11 Story Office Building
Location: Jackson, Michigan

Summary:W. A. Foote Memorial Hospital was experiencing major leakage conditions on multiple levels. StructureTec determined the problem and designed the solution. All rusted reinforcing steel and unsound exterior concrete were restored. A new elastomeric coating was applied to all exterior concrete. Expansion joints were reconstructed and new sealant was installed at exterior joints. At the window systems, damaged window panels were replaced, existing sealant was removed, surfaces were cleaned and glazing and mullion joints were sealed. Exterior soffit at the base of the building was replaced. Water testing was then performed on each building elevation to ensure that all problems had been corrected.
