Project: Building Envelope Program - Evaluation & Long Range Plan

Summary: Children's Hospital of Michigan, the only freestanding hospital in Michigan devoted exclusively to caring for children, wanted to have an assessment performed on its main hospital. After spending many years focused on facility needs, the new leadership wanted to take a more proactive approach to their facility maintenance. StructureTec was contracted to perform a concerted building envelope evaluation of all of the hospital's assets. Numerous elevations on the facility and inaccurate existing drawings of the buildings initially caused some challenges, but StructureTec worked through them to accomplish its task. In conclusion, Children's Hospital of Michigan now has an extensive inventory of its building envelope assets on a database and a long-range restoration plan with all the budgets necessary for future planning.

Project: Data Management Program & StructureScan - Entire District - 14 Schools

Summary: With no prioritized plan, Grand Blanc Community Schools needed to determine the specific requirements for their roofs. StructureTec began evaluating their roofs. With the majority of their roofs retrofitted, StructureTec also performed an infrared StructureScan survey. StructureTec used all of the information to develop an objective Roof Condition Index rating for each roof area, which was used to establish a prioritized roof management plan for repair and replacement. StructureTec also developed a life-cycle-cost analysis program which allowed Grand Blanc to analyze different roof systems and maintenance strategies. All of the information was incorporated into the customized, computerized DMS program and implemented on Grand Blanc's IT system. This will enable Grand Blanc to manage all of their roofing assets.

Summary: Lansing Community College needed an accurate inventory of their facility assets, as well as a prioritized management plan. With both roof and wall concerns, Lansing Community College wanted a single source to provide all the information. StructureTec was contracted because of our total building envelope capability. Both roof and wall evaluations were performed. StructureTec developed a Roof Condition Index rating for each roof area and a Weatherproofing Condition Index rating for each wall elevation. These ratings were used to develop the prioritized, long-range program for the roofs and walls. Budgets for all required maintenance, restoration, and replacement were developed. StructureTec implemented the DMS program onto Lansing Community College's IT network system. The long-range budgets were then integrated with their existing operations budget program.

Summary: Spectrum Health needed an assessment of their Blodgett Campus, the oldest of their nine campuses. With a growing patient influx, Spectrum Health wanted to develop a maintenance and restoration plan that would revitalize this historical campus. StructureTec was contracted to perform an extensive evaluation of all of the buildings. The firm used a systematic approach with several crews to organize and analyze the data it gathered. Additional testing and research was conducted to further determine the problem. Spectrum Health now had a very clear understanding of their Blodgett Campus building envelope assets, as well as a feasible, accurate, long-range plan on how to restore these facilities and achieve the greatest return on investment.
