Summary: CDR needed to have a better understanding of the roofing assets of the multiple facility complex they had recently purchased. With numerous facilities and extensive projections, CDR needed to find a way to track all of their roofing assets. StructureTec began evaluating the roofs. It was soon analyzed that portions of the decking were structurally degraded. Special care and caution were implemented during the remainder of the evaluation and during the StructureScan survey, which had to be performed during nights. StructureTec used all of the information gathered to develop a Roof Condition Index with objective ratings for each area. This was used to help prioritize a five-year, long-range program for managing the roofs. The program was implemented on CDR's IT system and a paper copy of the final report was also provided to CDR.

Summary: Dow Chemical in Midland, Michigan is a leader in science and technology, providing innovative chemical, plastic and agricultural products and services to many essential consumer markets. Dow Chemical has a large corporate headquarters with several complex facilities ranging in age, they needed extra help to organize their facility assets. StructureTec was called to evaluate the existing conditions of the building facilities and create a computerized datatbase to organize all the building conditions and maintenance schedules.

Project: Building Envelope Program - Evaluation & Long-Range Plan

Summary: Kraft Foods - Post Division in Battle Creek, Michigan is the manufacturer of approximately 60 percent of all Post brand cereals in the United States. The Battle Creek building complex includes several dozen buildings and silos. Due to several decades of neglect, the buildings were in varying degrees of deterioration and Kraft needed an effective way to budget repairs and maintenance to building facades. StructureTec was contacted to perform a full evaluation of the building conditions in the complex and organize its findings in an easy-to-use and manageable fashion. This project consisted of a building facade survey of 20 masonry buildings, as well as concrete grain silos and other structural systems. Along with this, StructureTec helped Kraft prioritize repairs and prepared cost estimates for recommended repairs. A long-range asset management program was developed.

Summary: Spartan Stores needed a clear understanding of all of their roof assets at their multifaceted corporate complex. With buildings ranging from administrative offices to cold storage, StructureTec began an extensive evaluation of each facility. Spartan Stores wanted to be able to correlate their aisle numbers with the roof area above it. Detailed measurements and layouts of the interior were combined with the roof area maps to provide this information. StructureTec performed the evaluation and developed the objective Roof Condition Index rating for each roof area. This was used to develop a long-range prioritized program for roof management. StructureTec implemented this system on Spartan's IT system and then also performed IT support to integrate the system with Spartan's other management tools.

Summary: VG's Food Center needed to have accurate information on all of their facility roofs to better manage their assets. They also wanted the information to be centralized. StructureTec performed an evaluation on each of their retail stores, which also included their headquarters. StructureTec established an objective Roof Condition Rating for each roof area. A Data Management Services program was developed with the information, creating a prioritized long-range plan for roof maintenance and replacement. A maintenance program was immediately implemented using StructureTec Construction Services Group.
