Novi Community Schools contracted a third party to perform a condition analysis of all their assets, which included a total of 14 buildings. After the assessment was conducted, Novi Schools were unsatisfied with the evaluation report provided. After the assessment was conducted, Novi Schools received a bond for a multi-year roofing program, which StructureTec was awarded.

 

Initially, the program started with Data Management Services (DMS), a division of StructureTec, to provide a more accurate, detailed condition analysis and recommendations based on the prioritization of maintenance, repairs, and replacement. It was found that several buildings had active leaks and deteriorated roofing systems in need of complete replacement.

 

After the DMS team presented their findings, Novi Schools created a list of capital roofing projects which StructureTec designed, bid, and managed the construction of for several roof areas which will last for a three year time period, resulting in more than $6,000,000 in work over the course of the bond program.

 

In 2015, the awarded contractor used two separate crews to replace 114,000 square feet of roof area at Parkview Elementary and portions of Novi High School. They removed the roof down to the deck substrates and did a full single ply roof replacement using tapered insulation layers, reinforced EPDM membrane system, and custom wall flashings.

 

Despite a tight time frame of just over two months, the roofs were completed on time and on budget. StructureTec’s on-site management ensured the roofs were completed to the highest level of quality.

 

During the course of 2016 and 2017, additional roofs will be replaced at seven facilities. This initiative will support the overall mission of Novi Community School District to sustain excellence by preserving infrastructure.
