Project Manager - Columbus, OH

Building envelope consulting firm with offices in IL, MI and OH is seeking an experienced project manager as a result of continued growth. Responsibilities include managing building envelope projects from evaluation and pre-design through post-construction; including coordination and leadership of project team in developing required documents. A minimum of 5-years of progressively responsible experience is required. Candidate must possess a BS degree in engineering or construction management. Preference would be given to individuals with PE, SE, AIA, and/or PMP credentials. Occasional overnight travel is required.

Roofing Division - Project Manager - Detroit

Restoration Engineer - Detroit

Primary Function: Responsible for managing a project from evaluation and pre-design through post-construction, including coordination and leadership of project team in developing required documents.

Reports To: Director of Restoration/President

Responsibilities:

  1. Represent the firm in a professional manner.
  2. Follow applicable guidelines as listed in the Quality Manual.
  3. Follow Company standards as described in the StructureTec Employee Handbook.
  4. Use of reprographic and office equipment, including copier and fax machines.
  5. Continuing education to improve technical knowledge/skills through outside and in-house programs, seminars, training sessions, site visits, trade periodicals, and other resources.
  6. Assist marketing team in proposal development, including project manpower requirements, team, scope, schedule, contracts, and interviews.
  7. Plan, execute, and monitor project scope and manpower requirements/fees, including review of job status reports.
  8. Primary contact with Client, coordinate information and communications between Owner and team, review scope changes, make design presentations, review/approve Contractor invoices, and work with responsible director for fee billings.
  9. Coordinate project team, team meetings, information between departments, and workloads with departments.
  10. Coordinate outside consultants with Owner and Project Team, including consultant selection and communications.
  11. Coordinate review and compliance with appropriate code authorities, including communication, review, and applications.
  12. If registered/certified, responsible for sealing/documentation of project and team.
  13. Maintain and coordinate project files.
  14. Complete assignments efficiently in a timely and complete manner as required by the project and/or supervisor.
  15. Perform miscellaneous corporate projects, as assigned (special projects, seminars).
  16. Must have a thorough understanding of the following techniques and procedures:

    Evaluation Phase:

    • Client interview
    • Tramex, material testing/concrete sampling
    • Evaluation formats: EIFS, Curtain Wall, Masonry, Panelized Wall Systems
    • Exploratory destructive & non-destructive testing

    • CCR (Construction, Condition, and Recommendations) evaluations report
    • StructureTec evaluation rating system (WCI)
    • Evaluation presentations
    • DMS restoration/roofing evaluation support
    • Establish project budgets
    • Organize technicians for evaluation/work schedules

    Design/Development:

    • Restoration system designs/material selection
    • Client interaction
    • Detail design
    • Establish roofing budgets

    Construction Documents:

    • Coordinate information for specification for technicians field work
    • Develop specification documents (oversee development process)
    • Develop project manual
    • Write Specifications - Divisions 3, 4, 6, & 7

    Bidding:

    • Selection of contractor base
    • Distribution of bidding documents/attend pre-bid conference
    • Coordinate addendum documents
    • Review bids with Client/tabulate bids
    • Determine qualified bidder (confer with Principal and Client and provide recommendations)
    • Assist with Owner/Contractor contracts

    Construction Review and Administration/Support Field Operations:

    • Site construction visits and progress reports, weekly summary reports
    • Coordinate technicians, site visits
    • Monitor time on project or budget
    • Determine construction review budgets for Client and StructureTec phase management
    • Write field reports and progress reports for all visits and meetings (expertly/ technically)
    • Client contact interaction/review
    • Pre-construction meetings, progress meetings (attendance and coordination)
    • Shop drawing review and distribution
    • Coordinate change order documents
    • Responsible for technicians, conduct, experience, and performance while on site; reviews (training)
    • Review/approval of pay requests
    • Punch list development
    • Close-out documentation and administration
    • Client performance evaluation and post construction review

    Maintenance Program:

    • Establish maintenance programs with Clients (project manual)
    • Monitor maintenance repairs and projects with technicians (schedules)
  17. Continuing education - ASCE Seminars/NSPE Seminars/ACI/AIA
  18. Certification programs - (CSI, ACI, ASCE, NSPE, AIA)
  19. All other duties as apparent or assigned.

Qualifications:

  • Degree in Architecture, Structural/Civil Engineering, Restoration Engineering
  • Must be a registered discipline, P.E./AIA
  • Testing: Non-destructive and Destructive testing
  • Good communication skills to effectively work with Clients from beginning design to post construction.
  • Knowledge of project management process as it relates to the business.
  • Knowledgeable in construction, such as industry standards, materials, codes, contracts, bidding processes, etc.
  • Knowledge in Q.C./Q.A. standards of StructureTec.
  • Knowledge and experience in field inspection.
  • Must have skills to write technical reports and letters.
  • Desire to pursue continuing education and certification programs (CSI, ACI, ASCE, NSPE).
  • Willingness to contribute to a teamwork-oriented environment.
Regional Manager - Chicago

Primary Function: Manage all activities pertaining to the Regional Office. Maintain relationships with existing clients, while supporting business development for new clients.

Reports To: President

Responsibilities:

  1. Represent the Firm in a professional manner.
  2. Schedule and set priorities or projects within the office.
  3. Assure that the office has the appropriate staff and expertise to manage projects.
  4. Concur with work to be done; assign appropriate staff members to projects and other personnel matters within the office.
  5. Supervise the project activities assigned to the office to assure that they conform to the work plan and that the Firm's standards are being met.
  6. Look for ways of meeting project needs more effectively. Recommend new or changed approaches for Project Managers.
  7. Respond to needs of Project Managers, assign priorities, expand total staff as needed to meet project demands, recommend adjustment in project staffing if necessary to use staff more efficiently.
  8. Coordinate work efforts between Regional Office and Corporate Headquarters.
  9. Monitor owner and consultant decisions affecting work effort.
  10. Monitor the progress of all project tasks assigned to the staff.
  11. Monitor the man hours spent by the office to ensure that a high percentage of hours is chargeable to projects.
  12. See that needs for clients are met.
  13. Help maintain established schedules and budget margins.
  14. Monitor performance of and assist staff and Project Managers to ensure project results are consistent with the Firm's policies, procedures, and standards.
  15. Help the President and staff establish a yearly budget for the office.
  16. Perform Marketing responsibilities with goals set by the Marketing Group.
  17. Perform all responsibilities of the Project Manager in a supportive role, as required.
  18. Maintain 70% direct time personally (production/project-related).
  19. Perform direct Project Manager responsibilities for designated projects, as assigned.
  20. All other duties as apparent or assigned.

Staffing and Personnel:

  1. Assist the HR Manager and President in interviewing and hiring staff by establishing wage levels, benefits, and merit review procedures of the office organization.
  2. Implement a program mentorship within areas of responsibility to ensure personnel development and growth.

Operating Management Group

  1. As a member of the Senior Management Team, will support overall management interface with the other members and contribute to the Team.
  2. As a member of the Operating Management Group, will be responsible for tangible business results for the organization.

Qualifications

  1. Five to ten years experience including design contributions, production control (budgeting and time scheduling), office management, field observation, and client relations.
  2. Ability to work with people.
  3. Degree in Architecture, Engineering, Construction Management, or related fields.
  4. Must be a registered discipline P.E., AIA, or S.E.
